Centre Point Recruitment is currently recruiting on behalf of a very successful independent property management company based in Central London.
This company is looking to recruit a Block Manager to join their successful team and hold responsibility for a portfolio of high-end residential properties across Prime Central London.
Duties

Manage an initial portfolio of 10 high-end residential blocks (c.100 units) situated within Prime Central London.

Process insurance claims and arrange any associated repairs.

Liaise regularly with leaseholder and tenant enquiries.

Plan for and oversee all cyclical maintenance, ensuring funds are in place.

Approve supplier invoices on a weekly basis, matching quotes to work orders.

Preparing annual service charge budgets for each property.

Manage portfolio arrears levels and credit control procedures, initiating legal action where appropriate.

Collecting ground rents.

Providing reports to clients on a regular basis.

Preparing and distributing agendas and other relevant information for Directors meetings and AGMs.

Attend client board meetings (including AGMs and Directors meetings) and prepare financial reports, arrears lists etc. Also produce minutes of the meeting within 7 days and dealing with all action points.

Handling Licence To Assign requests, liaising with solicitors and surveyors.

Issuing Section 20 notices and assist with the project management of major internal & external works.

Ensure full compliance with all health & safety regulations. Commissioning fire risk assessments, health & safety reports, water tests, and asbestos surveys where required.

Ensure full compliance with the Building Safety Act 2022.

Prepare a Planned Property Maintenance (PPM) programme.

Conduct regular site visits to ensure buildings are in good order.
Requirements

A minimum of 3 years of residential block management experience, ideally from within Central London (essential).

Exceptional communication skills in person, over the telephone, and via email (essential).

Excellent planning & organisational skills (essential).

IRPM qualified (preferred).
Work hours
-
9am to 5:30pm Monday to Friday

This role is fully office based.
